The Murrieta Project Sub-Area is located in the vicinity of Washington Avenue and its intersection with Kalmia Street. The confluence of the Interstate 15 and 215 Freeways is located about 1.5 miles to the southeast. The project area contains roughly 200 acres and is made up of commercial, agriculture-related industrial and residential uses.

In addition, there are various vacant and underutilized properties. The community is in the midst of a rural area with some neighborhood commercial and single-family homes.
